1. Reporting a repair/queries about repairs
Broomleigh works in partnership with two contractors on day-to-day repairs to our residents' homes.

If you need to order a repair you should contact:

Repairs are carried out on a priority basis and you will be advised of the priority allocated to your repair when you call. There are also some repairs which residents themselves are responsible for (see Customer Services).

2. Making a complaint
We aim to provide the best possible service and would prefer things to go smoothly all the time. However, sometimes we make mistakes or circumstances beyond our control affect our service. You can help us put things right by letting us know where our service falls down and how we can improve it. We will treat all complaints seriously, promptly and in confidence.

3. Can I claim compensation?
We will consider compensation if, as a result of poor service, you have been inconvenienced or suffered financial loss.The money is paid as an apology for poor service and should cover the cost of phone calls to the office.This would usually be when:

  • We have not kept our side of the tenancy or lease agreement
  • The service is poor (eg repairs are not completed within the time stated)
  • A room cannot be used due to a poor repair or lack of repair

4. Can I claim Housing Benefit?
If you are living in rented accommodation and you are receiving income support or job seeker's allowance, or you are on a low income with capital of less than £16,000, you may be eligible for Housing Benefit.

If you think you may be entitled to Housing Benefit contact your local authority (see useful contacts).

Broomleigh also has benefit advice workers on hand to help fill in forms, explain any problems or offer advise on any other benefits you may be entitled to. You can contact them at the customer service centre on 020 8313 3310.

5. When will I be moved?
The current priority banding system for transfers requires tenants to have a specific reason or need to be eligible to move home.

These could be such things as:

  • Lacking one or more bedrooms
  • Under occupying the property
  • Medical reasons
  • Harassment or violence

The banding system works on the basis that those most in need of transferring are given highest priority (band 1) and those with needs which are less urgent are placed in band 2. Within each band, applicants are prioritised in date order of application.

When a suitable property becomes available, the Voids and Lettings Team will contact you and invite you to view. There may be other people viewing the property at the same time, but the property will be offered to the person with the highest priority who expresses an interest. It is important to remember that we have more flats than houses and so you need to be as flexible as you can when you choose where you want to live. If you ask for a house or property with a garden, you are likely to wait longer.

6. How can I apply to become a Broomleigh resident?
As a housing association the majority of new tenants are nominated to us from Local Authorities' housing waiting lists. If you are in housing need you should contact the housing department of your local authority who will put you on their waiting list.

There are also a number of referral agencies who may be able to provide assistance and advice.

If you are a resident of another local authority you may be eligible for nomination to Broomleigh via a scheme called moveUK. You will need to contact your local authority who will advise you if you will qualify.

Alternatively, Homeswap is a self-help scheme, designed to assist in finding someone to swap your home with, subject to each landlord's permission.

General Housing Advice can be obtained from the Citizens Advice Bureau or local Housing Aid Centre.

7. What is anti social behaviour?
Anti social behaviour is behaviour by others that unreasonably interferes with your rights (or your friends or neighbours) to the enjoyment and use of your home and your community.

What Broomleigh will do to help tackle anti social behaviour?

  • Work together to find a solution to the problem.
  • Reports detailing problems will be dealt with in strict confidence.
  • Keep a record of unreasonable behaviour.

The Nuisance Response Team will investigate every complaint of anti social behaviour and complete an investigation as quickly as possible to obtain all the details. All information obtained will be held in confidence.

The Nuisance Response Team will offer advice, conciliation and support for your own action and as appropriate take legal action on behalf of the victim of anti social behaviour. Action can include mediation, injunctions, possession actions, anti social behaviour orders, and acceptable behaviour commitments.
