buying a home in a broomleigh block

Your solicitor should fully explain to you the terms and implications of the lease. You, as lessee, will be responsible for all Service Charges due.

We also advise you to talk to your solicitor about any outstanding charges owed by the previous leaseholder. If not paid prior to the sale these debts will be assigned to your account and be payable by you.

Under the terms of the lease, the estimated service charges are due half yearly, in advance. Broomleigh do offer an installment concession provided payments are made monthly by direct debit during the year the charges are due. If you do wish to pay your charges monthly by direct debit you are advised to complete a direct debit instruction, as soon as completion of the sale takes place.

If you do not return the form, it will be assumed that you wish to pay half yearly and invoices for the sums due will be sent at the appropriate times.

You must also ensure that your solicitor sends Broomleigh a Notice of Assignment, for you to take over the lease together with our fee of £76.38 per Notice. A Notice of Charge will also need to be provided showing details of your mortgage provider if applicable.

We have a Leasehold team at Broomleigh which can be contacted by telephoning 0208 313 3310. We are unable due to client confidentiality to give you details relating to the existing leaseholder but we are happy to give you information regarding to Broomleigh’s leasehold service.

When the lease has been assigned into your name you will be sent a welcome pack. Included in this is an offer for a home visit from a Property Manager from our leasehold team to discuss any queries you may have. Please contact us if you wish to take this up to make a mutually convenient time within office hours (Monday to Friday 9am to 4.30pm)
